We are excited about 2017 and trust it will be a wonderful year for you too. In preparing for 2017, it is important to reflect on our 2016 real estate market in Henderson County. As of the writing of this article, there were 1731 single family homes sold last year with an average price of $253,456 compared to 1629 sold in 2015 with an average price of $242,080. In addition, there were 431 condos/townhomes sold in 2016 with an average price of $181,056 compared to 349 sold in 2015 with an average price of $172,798.
2016 was the 5th consecutive year of increased numbers of home sales and increased home prices for Henderson County.
Traditionally, the inventory level of homes for sale during the winter are low as sellers believe the activity drops. Comparatively, the number of homes that sell each month during the winter are lower than during the summer. However, last winter we still averaged 100 homes a month selling in December, January and February. Henderson County averaged 144 single family homes and 36 condos/townhomes sold per month in 2016. With only 521 active single family homes on the market divided by the average 144 homes selling per month, we have a 3.6 month supply of inventory, which is a seller’s market overall.
